Surveyors and other specialists as required. We have relationships with
Banks specialising in financing development projects and we also know
investors who may consider providing 'mezzanine' finance to help
developers get the cash the banks require the developer to provide.
Developers and Builders Our long experience gives us good
knowledge of local and National developers and which ones would be
interested in specific sites. This means we can close deals quickly when
you want to move fast without publicity. We know who keeps their
agreements and who might let you down; there's nothing worse than
accepting an offer, only to have a builder drop their offer just before
exchange of contracts. We often know builders who need more land willing
to pay a premium to get a site quickly. Our personal knowledge of
development gives us better credibility with developers which helps us
negotiate a deal that works for both sides and is therefore sure to
proceed smoothly.
We also know which builders want to buy sites without
planning to create their own scheme and those who want to buy 'oven
ready' sites where they can start building quickly. There are builders
among our great contacts who will buy without planning permission and
have the cash to pay quickly for the right sites.
Solicitors The Land Office can introduce you to solicitors
familiar with conditional contracts for 'subject to planning' sales and
acquisitions to simplify buying or selling. We know solicitors confident
to work with restrictive covenants and obtaining appropriate insurance.
On these occasions we recommend speaking to The Land Office first for an
understanding of how to deal with covenants that may seem to prevent
building on a site. We want our buyers and sellers to choose a solicitor
with a confident understanding of property and development matters, so
there is no need to make a meal of a straightforward transaction. When
our clients have more complex planning law matters we also know legal
advisors and can put them in touch.
Planning Department Our relationship with the planning department
will not change the planning decision but sometimes it can help us get
information about the progress of your application. Our willingness to
pick up the phone can save time waiting for other professionals to write
a letter and receive a reply. We like to see fast progress.
Architects Our knowledge and understanding of planning and
development can enable us to point our clients to the appropriate
architect for their proposal on each site. We don't guarantee our
contacts will get planning without the usual challenges but we may help
you balance value and quality in this important area of project
management. We also have details of planning consultants when these
skills are needed.
