Wide plots - A 1930s built house stood on a wide plot and planning permission was granted for replacement with these two high quality 5 bedroom detached houses.

It would also have been possible to retain and restore the existing house then build a smaller new house to the side. The two new houses were considered a more viable scheme and there has been an improvement to the street scene with two well balanced new homes instead of a smaller one squeezed in and a tired house retained.

This chalet bungalow made way for two luxury town houses in Avenue Road, St Albans, both two bathroom properties were sold from plan during construction. Some developers thought the site was too small for development but one of our clients was confident and willing to take the risk of refusal. Planning permission was granted without the need to go to a Planning Appeal.
